Property – single biggest asset

 

Owning your own property is one of the biggest single assets a person may have throughout their entire life; this is true regardless of the economic situation. A home which is well maintained is one of the best ways of not only reducing home repair expenses but increasing the overall value of the property.

If you have just bought a new home, it is recommended to keep an account of the maintenance jobs performed on your house from the time you moved in. This way you can monitor the maintenance details including the condition of your home and the costs of the repairs.

Maintenance costs can be high and generally happen when you least expect. Why not set aside a specific and separate account for house maintenance purposes. Like a medical aid for your home. Prevention, as well as early detection, are really important and will surely help you save a great deal of money.

Remember, you may not be thinking of selling you home right now, but what if you have to sell your home urgently, will you get a good price? Do you have the funds to bring it up to standard?

When adding to your home (extra bedrooms etc.) ensure that you are not over capitalising for your area. Ask your local estate agent for a valuation and their advice about additions. Over capitalising will cost you dearly as you may not be able to sell for the true value of your home.

Patch repairing carpet damage

So you had one of those hectic parties and some idiot decided to put his cigarette out on your carpet. And blow me down if its not slap bang in the lounge for all to see. Help!!!

 

Here’s a quick and easy repair tip

 

 

If you are lucky enough to have some scrap carpeting (same as the damaged one) lying around then this job is no problem. If however you are not that lucky you may have to resort to removing a small piece of carpet from an unobtrusive area. This is not the best remedy but certainly far less costly than replacing the entire carpet.

  1. Cut a patch of carpet that is larger than the area that needs repairing.
  2. Find a metal lid or other circular object, slightly larger than repair area. Cut around it, using a stanley knife, through both the carpet patch and the carpet below.
  3. Remove the cut circle of damaged carpet and replace with new piece using contact adhesive to secure.

And voila, no more burn mark. You might want to ban smoking inside your home, especially during a party.

Drilling through tiles without cracking them

 

Ever tried to fit a towel rail to a tiled wall? Drilled holes only to land up with cracked or broken tiles? A bugger, especially if you can’t replace the tiles as you have no spare and they are no longer stocked.

Give this handy tip a try to avoid such mishaps.

  1. Apply a 2 strips of masking tape in cross on the area you need the hole.
  2. Mark the point for the hole with a marking pen (this should be on the tape)
  3. Using a tile drill bit, start on low speed and slowly increase speed drilling till you are through the tile
  4. Replace tile bit with masonry bit of required size and continue drilling to depth required.
  5. Remove tape, vacuum dust and insert plug and then your fitting.

Some more paint colour ideas

 

Just like in the world of fashion, colour is very important in the world of interior design. This is because colour plays a large part in achieving the total look of a house. Imagine your house as a blank canvass that you can transform into a masterpiece by the right use of colour. You can instantly change the look of your home just by changing the colour of your walls. That is why choosing the right colour is imperative.

The general rule with colour is that light colours brighten and widen a space while dark colours tone down or make a space look smaller.

So if you have a small space, create the impression of a larger room by painting the walls with light or pastel colours. You can also use a paint that has a semi-gloss finish. This kind of paint has sheen when it dries up so it can reflect light thus making it look bigger.

If you have a very wide space and you want to make it look more cosy and intimate, then you can use dark colours to frame up the area. Dark does not have to mean black. You can use browns or darker and muted tones of red, blue, or any colour that you like. If the room is long and narrow, try painting one of the end walls a darker shade to make it appear shorter.

Certain colours can also make your home look warm or cool. In the colour wheel, warm colours are from violet red to yellow while the cool colours are from violet to yellow green. As the name suggests, warm colours bring in warmth to a space while cool colours bring in a breezy feel. Warm colours work best on bedrooms and other parts of the house where you want to bring in cosiness. Cool colours, on the other hand are suitable for areas of the house that need to be cool and calm like the kitchen or the study room. If you live is very hot areas, painting your lounge sky blue and white will give the feeling of cool airiness and will be very refreshing.

Warm colours such as yellow, red, and orange are what they call yummy colours. This is because these colours can psychologically stimulate your sense of taste. That is why using these colours in your dining area can help make food more delicious and boosts your guests’ appetite. Avoid using these colours in a child’s bedroom as they can be over stimulated at bed time.

Another thing to bear in mind with colours is that you can mix them. Meaning you can use more than one colour in an area. The trend today is to have a feature wall for each area of the house. Feature walls serve as the main attraction or focal point of a room. Creating feature walls is usually done by putting in texture, outstanding furniture, or details that stimulate the senses.

Another way to create a feature wall is by painting one part of the area with an outstanding colour. For instance, your living room is in white; you can create a feature wall by painting one side of the room in mocha or beige. But even though the feature wall is contrasting to the rest of the walls in the room, it should still blend or relate. To make sure that the feature wall would match, just choose a darker hue of your general wall. That way it would stand out but still keep the area looking harmonious.

Colour Me Beautiful

Your family room or lounge is one of the most used rooms in the house and if it’s been a long time since you've decorated, chances are it's looking dated and boring. Your kids grow up, your family and their interests grow, and time moves on, so why not freshen up your family room so that it's more in tune with your life? There are many ways to perk up your tired family room with paint; it's affordable, easy and can give your home fresh contemporary appeal.

A family room with bland boring colour that is devoid of contrast or vibrant will have a lifeless affect. Pump up the excitement level by pumping up the colour! Spruce up with a lick of paint

There are many ways to update or redecorate a room. You can buy new furniture or accessories, change your window treatments or go for a new style of wall decor. However, all these methods can involve considerable expense and time spent searching for just the right items to achieve the look you’re after.

Any interior designer will tell you that

the most dramatic change you can make in a room is to repaint it; as a bonus, it’s one of the cheapest ways to make a big change in a hurry. A Fun Way to Decorate on the Cheap

Grabbing  a can or two of a fresh new color and some inexpensive tools are all you need to get the job done. Although painting does necessitate an investment of time and effort, it can be a fun way for a family to spend the weekend. Or, throw a painting party, buy a few pizzas and invite your friends to help out.

Try starting with one room at a time. Your lounge is a good place to start as this is usually the meeting point for family and friends. Sometimes even painting one wall can make a huge difference to a room. So if you are a first timer, try this before tackling a whole room.

 Here are some guidelines for best results – go on – spoil yourself – think of it as a gym workout with much higher returns

Preparation of walls is vital for a good finish. A little extra time spent on this is well worth the effort - You will want to make sure you have a clean wall. Wipe the walls with a damp cloth and make sure there is no dust. Dust left on a wall will leave your wall with an uneven look and less than professional.

Make sure you are working in a well ventilated space. This is important since you do not want to directly breathe in paint fumes. Simply prop the door to the room open and open a few windows. It may also be a good idea to turn a fan on to circulate the air in the room.

The floor should be covered to avoid drips or spills which can be very difficult to clean up. A drop cloth can be obtained at a paint store or hardware store. You can also use an old sheet as a drop cloth. Make sure there are no holes in it and place the drop cloth snuggly against the wall. You may want to tape this down so that it does not shift while you are working. Move or cover furnishings.

Use ready mixed polyfiller to fill in holes and cracks (follow instructions on packaging). Once dry sand these sections to ensure a smooth surface. Also go over the walls with a piece of sandpaper and remove any lumps or uneven spots. Untreated these spots will be evident after you paint. Wipe down the walls again with a damp cloth.

Cover any trim around windows and doors with masking tape. Make sure that the trim is completely covered and try to avoid placing tape on the wall.

You can use a primer for a really professional look but this is not essential. How ever if the wall you are painting is already a dark colour then a primer will be necessary. Apply primer with a roller. The primer creates a coat over the old paint and allows the new paint to apply easier.

That all done you are now ready to paint.

How to .... replace a washer on a leaking tap

Tap Components
If your tap is leaking from the spout then follow these instructions for replacing the washer. If the tap is leaking from the handle or elsewhere we recommend you call in a professional plumber.

Before starting ..... ensure that water mains have been turned off and tap has been opened fully to release remaining water from pipes.

Remove the components of the tap as per picture starting with the handle cap and screw. We recommend that you lay the components out in the order that you remove them to ensure you replace them in the correct order.

If you are not sure of the size of the washer, remove it and take it to your local hardware for comparison. Insert the new washer and reassemble tap. Turn water mains back on and voila, no leak
